DESCRIPTION
The land comprises two parcels of Grade 2 productive arable land extending in total to 16.61 acres (6.72 hectares) or thereabouts. The land includes soils classified within the ‘Holderness’ and ‘Wallasea 2’ Soil Series which consist of deep loamy soils well suited to growing cereals, oilseeds, root crops and short term grassland.
LOCATION AND ACCESS
The land lies to the north and south of the A1033 Main Road which becomes Hull Road and leads to the city of Hull via the southern outskirts of Hedon. Hedon lies 2 miles to the north west and Burstwick 1.8 miles to the north east. The land has road frontage and access onto the A1033 Main Road.
BASIC FARM PAYMENT
The land is registered with the Rural Payments Agency but Basic Payment Scheme Entitlements are not included in the letting.
CROPPING HISTORYThe land is currently sown to grass but has historically been used for cereals and some root crops. The land is not fenced for livestock.
TERMS OF THE TENANCY
· The land will be let for an initial 2 year term commencing on 30th October 2021.
· The Tenant will use the land for agricultural purposes only.
· Early entry will be available subject to the clearance of the current Tenant’s crop and signing of the FBT agreement.
· The rent will be payable half yearly in advance.
· The Tenant will be responsible for all outgoings.
· Subletting or assignment is not permitted.· The Tenant will be responsible for all hedges and for keeping and leaving the land in good condition.
An indication of your intended cropping should be included on the tender form.
RIGHTS OF WAY
The land is let subject to a private right of access along the western boundary of OS NG No. 1095 as highlighted blue on the location plan.
AGRI ENVIRONMENT SCHEMES
The land is not part of an existing agri-environment scheme.
NITRATE VULNERABLE ZONE
The land is included within a Nitrate Vulnerable Zone.
METHOD OF LETTING
The land is to be let by informal tender on a Farm Business Tenancy Agreement for a term of 2 years commencing on the 30th October 2021.
Interested parties should submit their tender rent for the land by12 noonon Wednesday 13th October 2021 on the Tender Form provided and in a sealed envelope clearly marked‘Land at Thorngumbald – Tender’.
We recommend that tenders are submitted for an odd figure to prevent two identical tenders being received. The Landlord reserves the right not to accept the highest or any tender.

EASEMENTS, WAYLEAVES AND RIGHTS OF WAY
The land is offered with the benefit of all the accustomed or granted rights of way, water, support, drainage, electricity supplies, light, or other easements or quasi easements and restrictive covenants, all existing or proposed wayleaves for electricity, drainage, water, gas and other pipes whether shown on the plan or indicated within these particulars or not and without any obligations to define the same respectively.
